The Action: This two-storey row house sits on the south side of St. Michael’s Cemetery on a 15-by-107-foot lot. The prime Summerhill location prompted three pre-emptive offers earlier this year and the house sold for $175,000 over asking.

What They Got: Various owners improved the comfort and cosmetics of this century-old, brick home, which provides open living and dining areas with hardwood floors and crown mouldings, as well as a classic eat-in kitchen with stainless steel appliances and a walkout to a deck.

The outdoors can also be enjoyed from a sky-lit porch or from the balcony off one of three upper bedrooms. A mudroom off the front parking pad leads to a lower-level family room with an exposed brick wall and one of two bathrooms.

The Agent’s Take: “The location is quite popular because you can walk to Yonge Street, but it still feels very residential,” agent Ms. Estrin says. “It backed onto a cemetery, which seems like a funny positive, but there’s no one looking into the back of your house.”

“The house itself is incredibly charming, it was updated, but [the sellers] maintained the character of the home,” she adds. “It was an incredibly bright house with north and south exposures.”
